Local Service Ads for Estate Agents: Are They Worth It?
- Local Services Ads charge per lead (a call or message), not per click.
- Google opened them to London estate agencies in September 2023, so check eligibility for your postcode.
- You need business registration, headshots and a billing setup; a Google badge builds trust.
- Track every lead to an instruction before you judge them against Rightmove or Zoopla.

Local Services Ads for estate agents are Google’s pay-per-lead ads that sit above the normal search results and the map pack. You pay when someone calls or messages you, not when they click. Google launched them for estate agencies in the London area in September 2023, so first check whether your own postcode and category are covered.
If you already work on your Google Business Profile, this is the paid layer on top. If you do not, start there. Our Google Maps playbook for UK estate agents covers the organic side, and it still decides how many people trust you once they find you.
This guide explains how local service ads for estate agents work, what Google says you need, what to budget for, and where they fit next to Rightmove and Zoopla.
What Local Services Ads for estate agents are
Local Services Ads (LSA) appear in the top ad space when people search for a local service in an area you choose. The ad shows your business name, reviews, a profile and a call or message button. According to Google’s announcement for legal and estate agency firms, you can pick the areas where ads appear and set the days and times.
They are a different product from standard Google Ads search campaigns. You do not choose keywords or write ad copy. Google matches your ad to relevant searches, such as someone looking for an estate agent in your area, based on your profile, your service areas and your category.
Pay per lead, not per click
Google’s Local Services Ads help page says you pay only for leads related to your business and the services you offer. In the 2023 announcement, Google adds that you set a fixed monthly budget and can raise, lower, pause or stop it at any time. Google does not publish a fixed price per lead on those pages, so any figure you see elsewhere is an estimate for one area and one moment.

Are they available to you?
This is the first thing to check. Google’s help page says Local Services Ads are available only for certain categories and areas, and it links an eligibility checker. The 2023 announcement said the UK expansion covered legal and estate agency firms in the London area, alongside home service providers across several European countries.
That blog post is dated 12 September 2023. Coverage may have grown since, or may not have. We could not confirm from Google’s pages which UK areas estate agents can use today. So do not assume. Run the eligibility check with your branch postcode and your category, and screenshot the result.
What Google asks for before you go live
Google’s help page lists the steps: check eligibility, sign up online or through its sales team, then complete billing, set a budget and finish onboarding. For professional services in the UK, the page lists these requirements:
- Business registration (for a limited company, your details should match what is on Companies House)
- Headshots
- Reviews, where the category requires them
- Billing set up and a budget
Estate agency firms can also earn a Google badge. The 2023 announcement calls it the Google Screened badge. The current help page calls its badge the Google Verified badge, so the name has changed. The badge shows that the business has passed Google’s checks, and the profile lists which checks were completed.
Pre-badge ads
Google lets some advertisers start receiving leads after preliminary checks while the rest of onboarding finishes. These ads appear below providers that have completed onboarding and earned the badge. Pre-badge ads are not available in every category, so look at your own account for what applies.
Where they fit next to Rightmove, Zoopla and your Google profile
Portals such as Rightmove and Zoopla are where buyers browse stock. Local Services Ads catch a different moment: a homeowner searching Google for someone to value or sell their house. That makes them closer to a vendor lead tool than a stock advertising tool.
Compare the three ways a local searcher can find you:
| Route | How you appear | What you pay | Main job |
|---|---|---|---|
| Google Business Profile (organic map pack) | Map results and your profile | Your time and review effort | Steady local visibility and trust |
| Local Services Ads | Top of results, pay-per-lead ad | Per lead, within your monthly budget | Fast vendor enquiries in chosen areas |
| Search campaigns in Google Ads | Text ads on keywords you choose | Per click | Control over keywords, copy and landing pages |

What affects how well they work
Google says missed calls and messages can affect your ad ranking, so response speed is part of the product. Beyond that, these are the areas where we see agencies lose money in any pay-per-lead channel.
Reviews and profile quality
The ad shows your reviews. A branch with a thin or stale review profile looks weaker than the agent two doors down. Ask every completed vendor for a review within a week, and reply to each one.
Who answers the phone
A lead that goes to voicemail at 5.30pm is a paid lead wasted. Decide who picks up, and what happens at weekends. If nobody can, narrow the ad hours instead of paying for calls you cannot take.
Service areas
Choose the postcode districts where you can actually win instructions. Covering a whole borough because it looks impressive spreads the budget over enquiries you will not convert.
How to start without wasting budget
- Run Google’s eligibility check for your category and branch postcode.
- Tidy your Business Profile first: categories, opening hours, photos, and a steady stream of reviews.
- Gather what Google asks for: registration details and headshots of the people customers will speak to.
- Start with a modest monthly budget and a small service area.
- Record every lead and its outcome for at least a few months before changing anything.
- Dispute or review leads that clearly do not fit, using the tools in your account.

Frequently asked questions
Can estate agents use Google Local Services Ads in the UK?
Google opened the product to legal and estate agency firms in the London area in September 2023. Its help page says availability depends on category and area, and it links an eligibility checker. Use that tool for your own postcode, because we could not confirm current coverage from Google’s pages.
How much do Local Services Ads cost for estate agents?
You set a monthly budget and pay for leads rather than clicks. Google does not publish a standard price per lead on the pages we read. The cost per lead depends on your area, your category and competition, so the budget tool in your account is the best guide.
Do I need a Google Business Profile to run Local Services Ads?
Local Services Ads use their own business profile and onboarding, but your reviews and reputation carry the ad. Maintaining a strong Google Business Profile is a sensible first step, and the work helps both routes.
What is the Google badge for estate agents?
It is a mark that Google has checked your business. Google’s 2023 announcement called it the Google Screened badge, and the current help page calls it the Google Verified badge. The profile shows which checks you completed.
Are Local Services Ads better than Rightmove or Zoopla?
They do different jobs. Portals show your stock to buyers. Local Services Ads put you in front of people searching Google for an agent. Most agencies would test the ads as an addition for vendor leads, not a replacement for portal listings.
